I didn’t like passport photo had to be sent ahead of my stay at Burj Royal.

We stayed in a 2 bedroom apartment 2201. We enjoyed an amazing view of Burj Khalifa and the fountain show from ALL the rooms! The apartment was spotless, with nice and new / stylish furniture. Beds were super comfortable. It was only a 7 min walk to Dubai Mall and 15 min walk to Burj Khalifa. Even if one gets a room with no Burj Khalifa view, they can book an observation deck on the 53rd level for a couple of hours to watch the amazing fountain show.

Hard to fault - more towels would have been nice for the length of our stay and maybe some tea & coffee.

The property was spotless and in a fantastic location, with just a 2 minute walk to the Dubai shopping mall and Burj Khalifa. The balcony views were unreal. Lovely space for a trip away with friends. Three TVs in the property with streaming services was very nice. Beds were super comfy and the place was very nicely furnished. Would definitely revisit!

The flat was spacious and very clean and is has everything you will need for a comfortable stay. Location is excellent just a minutes away from Dubai Mall. Communication with the host was easy and they always responded on time. Highly recommend this place.

The location was the biggest selling point of this property. It overlooked the Burj Khalifa from the living room balcony and the other bedrooms as well. You not only got a phenomenal view of downtown Dubai from the flat but we also had access to the building facilities which included a gym, playground for the kids and viewing point on the top floor of the building which you needed to book if you wanted to access. There is a Carrefour supermarket and pharmacy 5 minutes away from the flat if you need to get any items. The flat was stocked with towels and bathroom items to get us started (shower gel, shampoo, toilet roll). The flat furnishings were modern and tasteful.

The apartment was so clean, and we were so fascinated by the view directly of the Burj Khalifa. It was very centrally located. The decor was very modern. We would definitely come back.

The view of the Burj Khalifa is outstanding-both from the balcony and from the roof deck (which you have access to) for the full fountain show. Perfect for anyone but particularly for us as a family of 2 adults and 2 younger children as the building has a fantastic play area and separate shaded kids pool with lifeguard. Having a swim after dark was particularly fun for all of us. Gym looked great but didn't have time to use it. 2 decent double rooms and 2 bathrooms, one with a bath. Lovely living space with 6 person dining area and sitting room. Biggest fridge I've ever seen and great general amenities should you want to cook (there are so many restaurants and cafes on the doorstep and delivery that we didn't bother) Super easy walk to all the downtown sites and mall. For us it really was all about that view at night time though, truly spectacular.

The location is fantastic! We visited in great weather so were able to walk to dubai mall which is only 5/8 minutes away. There are so many restaurants and shops around the property, it was amazing to be walking distance from them all. The apartment itself had the most luxurious finishings with the basic amenities such as shampoo, cleaning products & the kitchen was stocked with coffee, sugar & water on our arrival. There is a carefour right opposite the building so we were able to checkin and go for a quick grocery shop as well.

There is nothing to complain

The location is spectacular with a view of the Burj Khalifa, the Fountains and the Dubai Mall. Correspondence with the responsible person was amazing, I was getting answers to messages on WhatsApp in maximum 10 minutes. Exceptional cleanliness, kitchen facilities, heated outdoor pool, roof terrace with a great view. I will come back with pleasure next time

The view was amazing . We can see directly the Burj Khalifa . The apartment was very clean , nice and new. It was very well - equiepped and cosy. Two large rooms with very confortable beds.

Nothing much to improve, but it would have been very nice to have coffee for the coffee maker to enjoy at the apartment. We asked for it but unfortunately we received some coffee pads that weren’t suitable for the coffee maker. Also, it would be nice to have detergent for the washing machine. But all in all was very nice experience there.

The location, the apartment was very clean and modern, the view from the balcony was amazing.
