This is a great place to stay for when you want to have your own private quiet space (and a bit more space than a typical hotel room), but still want to be cared for by hotel-like staff. We landed on this place because I wanted to stay in a typical Ryokan, but my husband wanted his own bathroom. It was the best stay of our Japan trip out of 3 hotels that were all far above average. It feels very secluded and private, there are around 10 apartments in total and everyone has their own entrance. There's a coin washing machine as well. There is a small breakfast buffet with really great coffee and they provide some free snacks during the day as well I believe. All in all it feels really kind and caring.

The host was very kind and explained not only the facilities but also showed us what you can do in and around Kyoto. Villa Ninja is a great place created with lots of details. Very quiet spot, traditional older style house but nice fit out with ofuro on rooftop and lots of nice touches with lovely tiles and crockery. Very cosy Japanese style. Mother-in-law aged 75 was happy for the upstairs toilet overnight so she didn’t have to negotiate the stairs as very steep and tricky. Comfy beds, very warm in middle of winter. Two toilets, 1 shower, two baths. Helpful host when we were late and ordered us taxis, gave good dinner recommendations etc. We found the place no problem bc we used a taxi, maybe hard to find from train station but recommend just phone host if you have trouble finding it. 700m to Nishiki market and Daimaru

This is the best hostel experience that I had in Japan (I switched several hostels because of my long stay), then I realized the people who run the hostel are nice because they are Chinese people, not Japanese. I always had nice experiences with Chinese people everywhere I go. Unlike Japanese hosts who are super mean and cold to me, the staff at Mulan were very kind, accommodating and caring towards me. I can’t stress this enough because the day I stayed in Mulan was the only time that I could feel a human connection from people with a heart rather than cold hearted robotic Japanese people.

このお宿のよかった点は、ペットも一緒に泊まれるところ！部屋にはペット関連の物は置いていないのでこちら側での持参となりますが、ペットを飼っている方ならいろいろ準備して旅行等に行くので全然不便には感じませんでした！

Relaxed atmosphere and a nice rooftop area as well as games and toys for children. The owner went out of his way to make our stay as enjoyable as possible. He gave us lots of recommendations and booked activities for us when we had trouble booking on a Japanese website. I would highly recommend and stay again should I return to Kyoto.

The hotel was very clean, super friendly staff and a lot of choice at breakfast. I would also like to point out that the staff was amazing, as they helped me to book a reservation for a restaurant.

There is a train station near by and the bus stop is just 1 min walk from away. Very convenient for coming from Kyoto station. I would suggest to take train which is much faster then taking bus, however the train is not JR train. It is a great option to stay here for early morning photo shoot at bamboo forest. near by the hotel, there is a small restaurant, they offer a simple breakfast for 1000Y.SIO FONGGroup

Very clean and even though reception is closed during nights, you still have access to the thing you might need, like towels, toothbrushes etc. they are located just by the elevator. Smoking area available on the ground floor.
