The room felt a little small for our liking. Couldn’t get more than our suitcases in there. Definitely no more room for anything else. Didn’t get room service for the 3 days we were there for some reason. Don’t know if I needed to ask or not. Assumed it was a given.

Ollie kept in touch throughout our stay, he was very helpful and ensured we had everything we needed. Would recommend. Having al fridge and more storage in the room would be helpful.

Not the best location, could hear foot traffic on the first floor, would have liked coffee & creamers refreshed for the 2nd morning but no one to contact to request any thing. Was a little warm at night and could have used a fan.

The hot water took a long time to come through.

The property overlooked gardens which was very pleasant. It was attractively decorated and although it wasn’t a huge room, everything was there that we needed for a short break. There were plenty of electrical sockets and the bed was very comfortable. There were lots of eateries and small shops nearby and it was a short walk to the tram stop.

The room is very cozy and comfortable; complimentary tea, coffee, and biscuits are provided. The room decoration was well thought out. Checking in was easy, and the tram and bus stop were nearby—enough space for the luggage and a comfy bathroom.

We decided to go to Edinburgh for our minimoon and loved the location and price of this little gem. Mirela and Ollie were so accommodating and helpful. They suggested lots for us to do and see. The room was as pictured and the bed was very comfy. We went in December and the room was lovely and toasty. It had everything you needed and the little treats were a lovely surprise. The food was delicious! There were a great number of breakfast options to suit all. We tried it all and first time trying the oatmeal with whiskey (when in... 🤣) The location was great for us. Only 10 min walk to Edinburgh proper and not far away from Leith. Lots of bars and food options around too. Can't recommend it enough and definitely coming back again. Thank you to all the staff.

Everything was perfect, nothing negative.

It was definitely an exceptional experience. From the moment we checked-in until check-out, everything went smoothly. We had a small, cozy, clean, comfortable room which had everything you would need. We also loved that there were many power outlets, even type-c and regular usb which makes everything so much easier. There was also a kettle, and complimentary drinks like hot chocolate, coffee, tea, liqueur and even an extra hanger for our coats behind the door. Ollie and Mirela were such great hosts, who cared that we felt very welcome. They were always open to help. Breakfast was freshly made and served, from your choices you made on the breakfast list. It was so yummy. The accomodation is perfectly located, just 2 minutes walk from the tram station. Price/performance was more than perfect for our stay. We would definitely stay here again.

I'm only giving the cleaning a 4/5 stars, but this is coming from someone who has a cleaning obsession.

Everything about this guest house was fabulous. The bed and bedroom were super comfortable; the staff was always very friendly, attentive, and professional; the breakfast was outstanding, and they always went out of their ways to make it even better. We would definitely go back and stay here again.

Gorgeous guest house. Fabulous breakfast. Great location. The team could not have been more attentive, and even sent us off on our trip to the highlands with a packed lunch! The decanter of Sherry in the room was also a lovely touch. All in all an excellent stay and I highly recommend to anyone!

Our room was near the front of the house and close to the hallway. You could hear people coming and going as well as traffic noise. I'd still stay here again though, no problem.

Mirela gave us a very warm welcome on arrival and looked after us well each morning at breakfast. The guest house is beautifully clean, and room 1 was very comfortable and has been updated this year. It was very nice. Great location for a nice walk-in to the city centre (within 15 minutes). Breakfast was amazing, with plenty of choice and all fresh. Thank you so much. We would return and highly recommend!!

The decoration is lovely. Such high quality and attention to detail. The breakfast is amazing! Such a big selection and all tastes great. We’ve stayed in a lot of hotels/apartments/guest houses in Edinburgh and this one by far is best value for money. The staff were very friendly and approachable too.
