Real Bookers. Real stays. Real opinions.
Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

United StatesThe stairs are difficult for me. There is street noise, and a neighbor who complained about my use of the TV. The benefits are worth the challenges!
The location is excellent for me!! The facilities are great, particularly the washer and giant bath towels!! The host responded quickly to questions.

United KingdomThe main entrance door and communal hallway are quite shabby and there was a pile of laundry against the flat door when I arrived. A number on the flat door would be helpful too.
Great location with plenty of on street parking nearby, very quiet.

United KingdomVery narrow streets for parking. If the town is busy its probably easier to go down to the sea front or to one of the public car parks and avoid getting caught up in the narrow streets looking for parking places. You can drop off outside the apartment and then take the next right back to the front.
Brilliant location in the centre of Manningtree, with easy access to the estuary and to cafes, pubs and restaurant - with 3 brilliant breakfast options about 20 paces from the front door :)

United StatesThe apartment is a 3rd floor walkup. Wasn't a problem for us but you need to carry your bags up. Main sitting room was a bit warm as the windows in that area did not open for a breeze. Bedrooms were supplied small fans for circulation and windows that opened, which worked well. Could use a mirror in the bedrooms to make getting ready a bit easier. Only mirror is small one over the sink in the bathroom. A few minor details need to be attended to in the bathroom with hardware and ceiling paint but overall the bathroom is great.
Perfect location in the center of town. Easy assess to shops, restaurants and market. Very nicely set up for our stay with hairdryer and nicely laid out kitchen, washing machine (if needed.) Bathroom is roomy and bright with the best water pressure for showering! Fresh crisp linens and lots of towels provided. Kitchen has lots of counter space and a nice cross breeze with windows on both sides. Overall, we enjoyed staying for the couple of nights we were in town. The owner, Paul, was very helpful and responsive when contacted regarding our arrival time.

United KingdomToilet seat wasn't firmly fixed to toilet. Windows of one bedroom boarded up so no natural light, and frame too rotten to risk opening. Cooker hob wasn't working. Didn't get a reply to email raising these issues.

United KingdomFirst impressions not good. Front door to property very shabby, entrance hall and stairs up to second floor in need of TLC. Flat was large enough but very tired, no window blind in bathroom, ill fitting windows, shower screen filthy. Very noisy person in flat below, Awoken every morning at 5am by his alarm radio. Would certainly NOT recommend this as a place to stay.

United KingdomNothing not to like. You could easily live there.
The flat was warm, very comfortable, and spacious. We weren't on top of each other all the time.. there were plenty of hiding places when we played hide and seek with our kids, and plenty of hiding places for the Easter egg hunt.. Our 3 year old, George, loved to sleep on a bunk bed for the first time..we asked for a cot, which was provided for our 15 month old, but she was adamant that she wanted to sleep in the bunk bed as well! The beds were very comfortable, with all clean sheets and pillows. The lounge was a nice size, as were the kitchen/diner and bathroom. Definitely a flat to return to when we're down that way again

SpainThe apartment was actually a bit too warm sometimes. It seems that some of the radiators didn't turn off.
Having grown up near to this location , I came back to visit family before Christmas and booked this little apartment as a place to base myself. It was so perfect. Warm, cosy and comfortable. Bed comfy and beautifully presented. Large bathroom with a lovely big bath, endless hot water as there was a gas boiler. The apartment had everything I needed-great wifi connection, sugar, tea, and coffee (real ground coffee too!). There is a wine shop opposite the apartment, and great food choices close by. Manningtree is a great little town with super little restaurants and shops. I caught the train down to London for one evening and it was such a great location for transport too. Parking at the station. Would defo go stay again.
