Room had not been cleaned when I arrived and checked in- opened door to find a full bin, bathroom not cleaned etc. However when I notified staff they did quickly amend the situation and offer for me to move rooms

Breakfast was good, great location and economical. You get what you pay for but it was handy for a quick London stay

Not really anything. The room is not big, but for the price, it is what you should expect.

Good value for money. The location was good, about a 3 minute walk from Waterloo station and food shops. The staff were friendly and the whole place was pretty secure. The bed was comfy and the bathroom was adequate. The room had a desk and a decent amount of storage space for clothes and shoes. The Breakfast was ok, but no hot foods. Overall I would recommend if you need something that's a good price just for a short stay.

I have some mobility problems and wasn’t warned on booking that there are stairs to negotiate on the way to the room. Maybe there was a lift that I didn’t see?

Convenient, good value location, perfectly comfortable for a short stay in London. Breakfast included, though quite basic. Staff were very nice and helpful. Pleasant courtyard area to sit outside.

Minor niggles, but this is budget accommodation, remember, and good value for London where hotels are ludicrously expensive: shower room very compact and rather flimsy, tiny handbasin inconvenient for shaving; bed rather soft; breakfast very basic. But all at least adequate. Location counts for everything here.

Excellent location. Newly built student accommodation, clean and perfectly adequate for my stay.

shower wasnt very clean. Had a rather lot of hair in a shower drain cover.

Location is amazing. Within 20-40 min walk more or less I could be in the main monuments. Metro statiom is in 3-5 min walking distance. Stuff is very friendly and welcoming :) i could drop off my bag earlier and leave it when I checked out to enjoy city before leaving.

Shower water spills into the little bathroom and the disposable mats were not enough for 2 people, we had to use one towel.

Skirting boards in room were slightly dusty and would have liked a kettle in the kitchen. Good value for money, but would have liked the choice of a cooked breakfast

Warm friendly welcome from Eamonn on reception. Everything clearly explained and showed me to the block where I was staying.

Around about 10 pm, I could hear hoovering. I wondered if this was somebody upstairs. Very strange! The room was a bit stuffy it would be nice to have had a fan.

The location is useful, close to Waterloo station and buses into central London. The bed was comfortable and the room was clean. Generous supply of tea and coffee at reception. The staff were very friendly. Decent continental breakfast served in the building opposite

The gentleman at the front desk was very kind and helpful but his instructions on how to find the room were confusing and unintelligible. The en-suite bathroom is very, very small. The metal shower curtain rod and floor drain were rusty.

Very small and basic rooms. Fine for an inexpensive one night stay near Waterloo Station. I arrived at night and the surrounding neighborhood was well lit and quiet. Breakfast was included but I did not stay for it. Based on previous reviews, I didn't miss anything. Guests have use of a shared kitchen, which I did not use, but it looked clean and well set up. A good idea for extended stays.

Continental breakfast options are mediocre. Housekeeping just means emptying bins and changing bath mat, there were still dust everywhere. Lots of rust and green molds in the bathroom. The towels I had weren't "clean", there some spots of something.

The staff members were great. Garbage bins are cleaned regularly. The location is terrific and convenient.

The breakfast choice was alittle disappointing (could of had toast included!) The bathroom was small (I understand its for students) and the drain to the shower didn't work much but it does the job.

There was an unusual mark on the sheets but think was more just age of sheets rather than something else. Shame it was continental breakfast (didn’t see this stated on the listing). However, there’s nothing wrong with this per se, just I personally prefer a cooked breakfast 😁. The croissants were fresh and delicious.

Great central location. Few minutes walk to Waterloo underground and was great location for getting anywhere in London, especially to theatres and Westminster. The cost was also great with it being half of what mainstream hotels were charging per night the weekend I went (24th-26th August 2024 - bank holiday weekend). Felt safe with 24 hour manned reception with multiple badge scan points. Staff friendly. complimentary tea and coffee in reception during stay. Room was decent and was great for me as a solo traveller as more of a B&B. Would definitely recommend the small double room as a solo traveller looking for a decent stop point for travel connections etc. Bed and pillows were comfy and cozy.
