After reading all the reviews, I was prepared for the worst—but in the end, it wasn’t that bad. It wasn’t great either, but it was worth what we paid. However, the communication—or lack thereof—was dreadful. There’s no way to contact the property whatsoever, so don’t waste your time calling or sending emails. And make sure to arrive on time—otherwise, you’ll be left standing and knocking on a closed door with no one to answer.

Communication with owners is diabolical, left messages and emails, no response whatsoever. On arrival not answering phone number stated to gain access, no decaff tea/coffee,definitely not value for money

Kettle was disgusting, didn't even use. Very cold in the room and only a wee electric noisey heater. The bed was very uncomfortable I didn't sleep well and I ached from it the next day. Number 1s bathroom door was open and made the hallway smell real bad.

Room was nicely decorated and mostly clean. The shower was very fancy and high tech but I did use as the cubicle smelt very bad. For the price is was passable for what I needed

The room was really cold, the electric heater provided was not working efficiently and the hairdrier was not working. Th eroom was listed as having a private toilet, though you had to get out of the room to enter the toilet next door (again, pretty cold). There were no extra douvets/bedsheets which were actually needed because of the low room temperature. The WiFi signal was not getting to my room, so I couldnt use it.

Reasonable price for a single room for 1 night in Edinburgh, at a walkable distance from the centre, and in a quiet area although on a main road. Staff available on the phone for late check in, which was great.

Very limited parking and there aren’t any obvious signs or instructions. Parked in adjoining street. Room ok for one night but needs new mattress and it’s a bit worn. At £94 a night it’s overpriced for what it is but it was a last minute booking.

The room was warm and additional heater on a stormy night much appreciated. It was en suite rather than shared bathroom so a bonus there. Bedding clean.

Everyone be prepared that nobody here will communicate with you ....they will not answer your messages or react on emails or anything.. that's how they decided to run a hotel 😄 It takes a few hours to get your information how to even get to your room... be strong .. good luck

The heater didn’t really work we stuck it on for about a minute and it began to spark. The wifi also didn’t work which wasn’t great meaning the tv wasn’t connected.

The beds were fairly comfy and the bathroom was really nice and clean. The tv was alright and the room had a decent homey feel.

One light fitting by bed didn't work. Some fixtures and fittings looking 'tired' or broken. No staff on premises. Contact only via mobile to ascertain door code. Some other guests forgot door code, so were hammering on door at 2am to be let in. Then continued to talk loudly in next room until 3am.

Room was fine. All necessary facilities

Parking difficult, never actually saw a human during check-in/out. Had to call a number to get the door code (tough if you don’t have a UK mobile), key to the room was in a basket in the hall. Common spaces tired. Automatic (and very bright) lights in the bathroom a bit jarring in the middle of the night.

Location worked for us. Room was nice.

The entrance hall was not very attractive. The person who let us in wasn't particularly friendly (may have been a cleaner).

The shower room was brand new and well finished. The room was very clean. The beds were comfortable.
