Hang onto the money until after they have moved in, and the lawyer says all is OK. 2708297598 pin 0814 Sunday 7/05/23 It was a run down, disgusting building with dilapidations & dirty, with a lot of young people hovering around the front reception inside which was at the back yard, inside the entrance, of a 'carriage entrance' (like the outside of a pub) carrying cans of beer and shouting and hanging around the reception, which was in an opening of the building which smelt of alcohol and cigarettes. We didn't feel 'safe' We went into the reception and decided we couldn't enter such a run down and dilapidated building!!!!!It was late and we were tired, so we preferred to travel 1 and 1/2 hour home instead of staying in an undesirable property. We find it unbelievable that it is on any booking site, and more unbelievable with Booking.com. We have always been satisfied with every hotel see have booked with Booking.com previously, but the standards and appearance of this 'HOTEL' was unacceptable. ( the whole of the upkeep of the building was a black mark on the Town of Ipswich.) we are going to complain to the local Council!

I checked in on 29/04/2023. Location was convenient for me to access my work place that’s the reason I chose this place . Last minute I added an another person to the room and the the guy who works in the reception (MR Singh ) asked me to pay £20 extra for the person . It was a dirty stinking twin room and he refused to provide the extra bed . Zero cleanliness. There is not even a door lock for the toilet . Duvet was dirty and will make you puke . If I have an option to upload photos I would have uploaded here . This is the worst hotel I ever seen in my whole like with in 40mins I left the place and they refused to pay the money back . I raised the complaint through booking.com and they said this place is absolutely fine to stay . Guys never ever book this place

IndiaI does not like anything in the hotel because there is no t.v no heaters and also the hot water starts after 10 minutes when we start the shower. Also they mention in the booking about check out time is 11a.m they come at 10.15am and ask to check out at 10.30a.m so i request you to provide me refund for my stay.

United KingdomThe TV's didn't work and are just there for show. There was no socket below the desk where the TV was to even plug it in. There was no bar of soap provided in bathroom/there was no soap in the dispenser beside the sink. While you could still watch TV.video content on your phone/tablet/other device due to the WiFi, it's just common courtesy to at least have a functioning TV. While you can just ask for more in case you run out, it would have been helpful to have at least an extra roll of toilet paper allocated to the room.
The location is fantastic, the WIfi signal was strong and great, the bed was comfortable.

United KingdomStayed 27th September 2022 as had to work in Ipswich the next day. Most hotels were sold out and this was the only hotel I could find under £100. There were no redeeming features. 'Tired and in need of renovation' does not even start to describe this hotel. The whole place looks like a cross between a building site and a bomb site! The whole front of the hotel is boarded up and you have to look carefully down a driveway off the street to find the entrance. A metal gate is pulled across this at night. Fire extinguishers propping open fire doors that should be kept shut. Plastic on some of the carpeting upstairs is a potential trip hazard. There is no carpeting in the corridor leading to rooms currently being rented out. Various light fittings missing and wires exposed, including some from a wall socket on one of the corridors. Boarded up window panes in some of the corridors. Only one plug socket in the room, which was by the bed, so I could not even plug the TV or kettle in and had to sleep with my phone charging on the bed. Large wardrobe in room, but no coathangers at all. Toilet and bathroom urgently need updating and not overly clean. No complimentary toiletries as promised on booking.com website. On going down to reception this morning was slightly startled to see a member of staff sleeping on a settee. Felt rather sorry for him when speaking with him as he explained he worked 7 days pw, 18 hours per day and was sleeping downstairs because there had been problems with youths hanging around nearby, causing security issues. The front door is not locked at night and the glass is all cracked. The lock on the room door is not very secure either. There is currently no heating in the hotel and was a big gap between my window and the frame. The window doesn't open, probably to stop people jumping out... "Beautiful" view of a local graveyard from room 106.
Staff were pleasant, although I felt very sorry for the chap who seemed to be working far too many hours and also sleeping on a settee downstairs, by way of providing some kind of night-time security, which was much appreciated due to how insecure the entrance was.

United KingdomBooked an extra large double room and was given a twin room. 3 teabags (no milk or coffee) was all that was provided for the ‘tea and coffee facilities’ along with 2 mugs and only 1 saucer. Less than half a toilet roll provided and no hand towel. No bin to be found anywhere in the room. No remote for the TV
