How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Could do with a bit of a Spring clean😉
Great location near Heathrow - just a bus ride away. Cheap and almost cheerful. House with bedrooms with yale locks on the doors. I wouldn't take my wife there, but it did the job for 1 night. Friendly guy carried my case upstairs for me. Hot water from the shower.

I would advice they keep the environment (Frontage) clean. There should be renovation especially with the bath room.
I like the big size of the room. Above all i like the hospitality of the host. They were understanding and made my state comfortable. There was no breakfast to the package but i got value for the price.

Do not stay at this property! I was bitten by bed bugs during the night and reacted to the bites so had a swollen eye during check out and the host still did not believe me that their property has bed bugs because he says “bed bugs are very obvious”. He has not taken my complaint of bed bugs seriously, the place needs to be treated or they will spread more. He says that the person before me didn’t complain about them therefore they are not there (not everyone reacts to bed bug bites), looking through last reviews this is the excuse he uses every time someone complains. I am used to basic accommodation but this place should not be allowed to operate.

Better directions from the airport maybe (get the 285 from Heathrow Central Bus Station), but owner gave me directions when asked, so not a minus for his service.
Nice owner, helpful enough and I had a great sleep before continuing my journey back home. Bed was comfy and room was warm enough. Two minutes walk away from a Tesco to go get snacks. Would stay again.

The quality of the accommodation and facilities were not according to what I expected. I can understand that it was a cheap room but still having a loose wiring for a switch board and a 21 inch Philips monitor placed on a chair to say that you have got a TV is absolutely ridiculous. The mirror was dirty and not clean. The shared bathroom was in such a messy state with skid marks in the toilet bowl. Disgusting. The flush created a loud weird noise when activated. The floor was dirty and the toiletries were placed in a wet plastic bag making the items inside wet. Disgusting.
The host was nice and welcoming and accommodating

The bed was stiff, everything smelled bad, there were dead bugs everywhere, the pictures online showed a full bed but it was only a rock hard twin bed, very messy front yard, very stiff feeling in the air.
I liked that it was in London, in the closer side to the airport.

All thanks to the host, he was easy to relate with and at the end of my check out by 11 a.m. He allowed me the opportunity of keeping my luggage in his space because my flight was scheduled for later in the night.

Only the coffee was pricey. Other than that everything was exceptionally great!
I booked a reservation for my friend as he had an interview in Eaton House. This place was convieniently located as it was 17 minutes walk to there. He was very happy with the service.
