It needed a little “freshening up”. Walls had marks on them. The email on website did not seem to work.

Location,historical building, and “Angel” was the best! Friendly, professional & was an excellent bartender! The garden was a big plus for hotel and breakfast was good.

We did find the room layout a little awkward with no decent space to leave our case. I was being lazy and didn't want to unpack so the case was on the rack at the end of the bed which gave about 8 inches to get by. I wonder how much the fridge gets used, it would free up some space if it were gone!

The hotel was full of old world charm with a lovely location overlooking a canal. It was easy to get to and from Piazzale Roma. The staff were very helpful and leaving bags before and after your stay is no problem. We left ours quite early on arrival and when we returned for check-in they had been taken to our room which was very helpful. The breakfast was excellent although we only had a boxed breakfast the last day due to an early departure, it wasn't great but better than nothing. We were thrilled to find a kettle in our room, china cups, milk and English breakfast tea, so lovely to make a decent cup of tea after a day of sightseeing - it's the little things that count. The room overlooked the canal below so the noise of people did drift up when the window was open but I was surprised, that even on a Saturday, how quickly the area became quiet. I'm very sensitive to external noise but got to sleep very easily both nights.

As we checked out at 630 am, our paid for breakfast to take with us wasn't the best.

Staff were friendly. Excellent location, walk to the train/bus station with 2 large suitcases. Breakfast was amazing. Good size rooms.

Considering that all the buildings are with the charm of Venice - a very old ( ancient) city as well as buildings - I cannot dislike anything. Who is overnight staying in Venice ia looking exactly for this charm!

We absolutely loved our time at this beautiful property! The location is perfect — tucked away on a quiet canal but just a short walk from all the major sights. The apartment was sparkling clean and full of charming Venetian character. I have to say that we received a bit more than our expected: venetian character decorated our very large room , with both garden and canal view, hidden shower room was like a hidden gem ; very clean and cozy atmosphere 😊. Interior garden bar was a plus for an evening drink before sleep… Breakfast was very good( not expected for such breakfast in Italy - so for Venice even more…). Coffee was great( profesional coffee machines - not usual in Venice as well). Our host was incredibly helpful since our first step into the hotel, ensuring we had everything we needed for a comfortable stay. Waking up to the sound of gondolas gliding by was pure magic! Highly recommend this place if you want an authentic and peaceful stay in Venice. We’ll definitely be back!

Room cleaning not perfect (towel forgotten one day, tea and coffee not always replenished), the rooms are small but adequate as long as one only sleeps in them.

Very convenient location for travel to and from city, and within city. Helpful staff, lovely courtyard where we could eat breakfast or have evening drink. Helpful with storage of luggage at both ends of the stay. Good breakfast choices

Excellent location, 10min walk from the Venezia main train station and everything are with in a walking distance. Breakfast is also included, food quality is also really good. Room is also very comtable.
