No separate living room. You can have a sofa in exchange of 1 double bed. Usage of the COOKER (stove/oven) or air conditioning requires paid upgrade for a daily charge GBP 15, each. SHOWER- 60x60cm base (not big). One portable air conditioning unit available for 1 room of choice. You need to keep heat exhaustion hose outside window while air con is on. As this is middle of central London you cannot expect silence. One room faces street so sounds/noise from street level can be expected. The noise may include hearing people on street, occasional/unexpected street or building works, cars, deliveries, nightlife. The property is above shop that plays loud music until midnight. There are planned immediate external, major, severely disruptive, loud, dusty construction/building and demolition works in the building next to the apartment, on the apartment's terrace side that start daily early morning. The Property has no association with or control over these external works, level of their disruption or duration. Please book at your own discretion as the works may affect your experience. Gallery photos 1, 3, 7, 8, 10, 11, 23, 26, 27, 31-35 & 37 are of the same room that is a bedroom, which can be converted into 'common space'/'living room'. These photos show variations of beds and table set up within the same room that guests can request. Only checked in guests allowed in the property. You are not permitted to have unauthorised visitors, undisclosed guests or add guests after booking without permission. Visitors not authorised by the host, undisclosed guests or guests added after booking is confirmed will be charged GBP 150 per person per each commenced day, regardless if they stay overnight. You will receive 2 sets of keys(2 fobs, 2 keys). You will be charged GBP 150 per each set of keys if you lose them, not return them or leave them inside the property (lock yourself out) and you ask the host to come and let you in to the Property.
In order to receive damage/cleaning deposit(s) back, you must: (i) follow all rules, policies and terms written/disclosed on the Property's page/advert, including, but not limited to any terms, rules, policies and the fine print (hereinafter the “Terms”) stated in the advert/ description and (ii) keep the property (the apartment) and its content(s), including all furniture, electronic equipments, fixtures, fittings and effects (hereinafter the “Property”), in, on or at the Property in the same state of repair and cleanliness as at the start of the booking. You are responsible for the safekeeping of the rental Property and its contents, therefore you must remember, among others, to lock all doors and windows, and ensure that the Property is safe upon your departure. You must not disconnect, cover, obstruct, reconfigure, alter settings or set up of any electronic or electric devices, especially security cameras (audio enabled CCTV), Wi-Fi or other devices used for the Property's security. If you violate or not follow any Terms of your reservation the host reserves the right to evict you (request you to vacate the Property and check out immediately without refund) and charge you GBP 150 for each violation of any Terms or have the amount deducted from damage deposit. Following eviction, any remaining nights from your reservation will not be refunded and your reservation will be cancelled. You are responsible for your own acts and omissions and are also responsible for the acts and omissions of anyone you invite to join or provide access to the Property. You and anyone you invite to join or provide access to the Property are bound by the Terms. You will be charged a minimum GBP 100 call out fee if property staff or designated person comes to the apartment to assist with a service issue that you report, which is later found to be your fault or the issue does not exist. CCTV that is used by the Property is audio enabled/ records audio.
In order to check in you must: (i) provide check in time in advance, either at the time of making reservation or at least 48 hours before your check in, (ii) arrive within advertised check in times, (iii) check in on your check in day (first day of your reservation) and (iv) follow other required check in requirements stated in the advert. You must not check out late on you check out day. Not providing check in time in advance, not arriving for check in at your provided check in time, arrivals after latest advertised check in time or late check outs (overstay) are subject to availability, Property discretion / consent and minimum charge of GBP 150 for each commenced hour of delay. As part of check in please send or show in person a full, clear picture of both pages of your passport. Photo must be clear, without blur, flash reflections and must not be covered, redacted or altered. In person passport check is also possible at the Property. Guest’s name as provided at the time of booking must match passport name of one guest checking in. You and your fellow guests must be respectful towards property staff or your reservation will be cancelled without a refund. Immediately upon your check in you must inspect the Property for pre-existing damages not caused by you and report them to the Property. You will be liable for damages that are not reported to and confirmed by the Property as pre-existing. Property inspection following your check out will be carried out without your presence. This is to allow staff for uninterrupted process without time limitation. Storage or consumption of alcohol is prohibited at the Property without host consent and a charge is required for consent. International transfers/refunds may result in bank charging processing fees when processing damage deposit refund. Property is not liable for any fees banks may charge for international payments/refunds of deposit(s).
