Couldn’t have wished for a better place to stay! The morning of checkin, my partner put his back out and was as bed-bound for almost a week while it healed. We ended up extending our stay to almost two weeks to allow him time to get better and we’re so thankful we were checking into such a lovely hotel when this happened!
Our room (studio with terrace) was massive, the pictures don’t do it justice at all, beautiful big windows/doors with a lovely view of the garden letting in loads of light (but with big proper curtains for privacy if you want it) A comfy sofa and arm chair, dining table, kitchen with huge fridge and ample cooking facilities, lovely bathroom. The mattress was probably the best we’ve ever slept on in a hotel, so comfy, great pillows too. The AC was amazing and room very well insulated, we could turn the AC off all day while we were out and we’d come back to a room still cool. Plus the room was super clean and considering we were on the ground floor we were surprise we didn’t have any ants or bugs at all in the room. Lovely big pool that’s cleaned & maintained several times a week by a pool professional, big comfy, padded sun loungers. Tasty and varied breakfast menu - because we were there so long we tried everything on the menu and it’s all delicious and served fresh to order. Proper good French press coffee! Everyone who works there is happy and helpful and full of smiles and you can tell it’s a family run place. FREE water refills were a life saver! Two very cute cats owned by the family were also a joy to play with.
Some might fear the location is a little out of town but it’s a short 10 minute walk down the hill and you’re at the beach or in town, and there are a number of restaurants just around the corner from the hotel anyway as well as a small local shop selling snacks and drinks for a very reasonable price. Also, there are loads of options on Uber eats that deliver to the hotel if you want a chilled night in.

There is new oversized monster-hotel, water scooters, loud music, fireworks, higher prices...
In last 2 years 90% of tourists are Russians - some restaurants are only in russian.
Most likely, I am not going back.

Unawatuna beach has beautiful water and golden sand. The part of the beach where I visited, the ocean gets quite deep very fast, and the waves seem to cary you in quite easily. I haven't seen any lifeguards or flags that would indicate the wave's condition, but local people were very kind to give information.
If you like hiking, the city has a nice trail to a beach called Jungle beach. Trough the same trail, you can pass by the Japanese Peace Pagoda, and if you are lucky you might see monkeys and lizards. The trail is more or less 40 min one way.
The restaurants from the hotels are very much on the coast, sometimes seems to close from the beach. But the food quality is good and affordable, and lots of these restaurants offer alcohol.
I stayed one day in Unawatuna and it felt enough time to discover what the city has to offer.

I heard that this used to be a great beach. Unfortunately I do not think it is today. Very exploited and there are many beach places renting out sunbeds. They can get away with having (very) crappy toilets because there are new tourists every day, they do not need a good review.
Having dinner on the beach was a strange experience, started out good but then a large company came and occupied the space next to us, ordering champagne, oysters and lobsters like there was no tomorrow, and we were forgotten about.
There are plenty of other beaches in Sri Lanka that are much better.
Sri Lankan people are extremely nice but sometimes people forget to write about a property and just rate by how good people are. this is an amazing place for the price! clean room, good bathroom, a closet, and AC. definitely get the room with the AC. Sheets are clean and not smelly, which was super impressed to me. the owners are such nice people - it was such a pleasure to stay with them. breakfasts are amazing and Wasanda does great laundry! everything was clean and she even ironed my clothes. highly highly recommend you staying here.
One of the nicest places we stayed during our trip in Sri Lanka. Rooms have a balcony, they are very clean and spaceous. Shared kitchen and fridge are available. The guesthouse is close to the mainroad. A small supermarket and a local restaurant are close by. Also some beautiful, quiet beaches. The town of Unawatuna is in a walking distance or a short Tuk Tuk ride. You can also rent a scooter in the guesthouse for a very reasonable price. Staff is friendly and always there when you need something. A 10/10 as everything was perfect!
Wow!! Everything about Epic was great. The staff is incredible and so helpful. They gave us towels to take to the beach which was super nice. The breakfast??? Wow. Every morning we got 1 English breakfast and 1 Sri Lanka breakfast to share both and they were amazing, and so much food! The rooms are big and super clean, good A/C and fast WiFi. It took us 2 minutes to walk to the southern end of Unawatuna beach, and everything else we wanted to go to was an easy tuk tuk ride. We will definitely stay here if we come back to Unawatuna!
It is a safe island in the busy, bustling Sri Lankan beach Unawatuna. Hillside location, but a lovely tuk-tuk service taking you up for free of charge. Lovely Lady from Switzerland runs this gem. We stayed in a bungallow, it was nice sitting on the balcony, swimming in the pool, having a nice shower, sleeping in the comfy bed. The breakfast was very good in size and taste also. This is a place what you should not miss when in Unawatuna. Thanks for the hospitality and the nice days we spent with you in Panorama!
The hotel staff was amazingly considerate, like everybody in Sri Lanka. They helped us with every single request. Moreover, the hotel facilities were really nice, a decent swimming pool, a fine restaurant with different options of meat, seafood, and vegetarian meals, that you could enjoy while relaxing on a comfortable beachbed. The room was also great, with a jacuzzi and a stunning view to the ocean. The beach was idyllic and the hotel rented a surfboard, which was good for beginners to learn how to surf.

Accidental error on departure was sorted out and we were notified before we had even reached home. The hotel is a little bit tired looking but not an issue for us. The bed was very comfortable and the AC worked.

The room was big but…the A/C didnt work - just blowing hot air. The young guys managing the property are great though, very organised and had perfect english. If we stayed longer, we’d try to get new room or sort the AC but for that pruce and short stay we didnt really bother

Location is very good, the food was so delicious, people are very friendly, they help me with everything I’ve asked about and they also giving suggestions for attractive places, beaches, surfing etc…The room was good and there’s also a free parking in the hostel. I definitely recommend this place.
Really lovely hotel, fantastic location and the service was brilliant! They had spare beach towels, hats and bags to make it easier to not get your things sandy, and free filtered water which was brilliant. We had such a long chat with the owner and he was so lovely and incredibly knowledgeable about Sri Lankan history and couldn't do enough for us!
